Property administration and maintenance
At present the portfolio of properties we administer covers 12 buildings owned by the Capital City of Prague and 1 belonging to private owners. All the buildings we administer are located in Prague, in the city districts of Prague 1 and Prague 2 and are classed as listed buildings, requiring a specific approach both in terms of use and of maintenance.
As part of its property administration and maintenance activities the firm of TCP a.s. particularly ensures that the properties it administers are in proper technical condition and provides standard maintenance and repairs as well as modernisation and more extensive reconstruction work.
At the same time TCP a.s. looks after the proper running of all the technical facilities in these buildings and ensures that they are inspected and overhauled by specialists in compliance with the applicable legislation.
Real estate activity
As part of its property administration work TCP a.s. also organises the commercial use of these buildings; in particular it provides rental of all commercial premises (sales and office) as well as tenants for apartments, while buildings administered by TCP a.s. contain both apartments with regulated rent as well as market apartments.
At the same time TCP a.s. provides the full range of services related to the commercial use of buildings for the owners of the buildings we administer.
Construction engineering
As part of its engineering activities and in addition to continuous investment projects related to the operation or commercial use of the properties it administers, TCP a.s. also handles the difficult job of the overall reconstruction of these buildings, which are situated predominantly in the city centre and which are highly demanding in terms of engineering coordination. Examples include the reconstruction of the Paláce Adria on Národní třída, the reconstruction and completion of the objektu TETA in Jungmannova ulice, as well as the reconstruction of the Sovovy mlýny, converting it to be used as a modern-art gallery. The common factor in all these projects is the high level of monumental protection they involve. Engineering is not focused only on the buildings administered by the company, as witnessed by the Plynové osvětlení v Celetné ulici, the construction of the Špitálka technical infrastructure, or all administrative decision-making concerning the construction of the Botanica-Vidoule Residential District.
Development
Development is focused particularly on land management, from the definition of commercial plans through technical and economic feasibility studies to the engineering preparation before construction is actually started at the site.
Support projects in this area include Bydlení Špitálka in Prague 6 and the Botanica-Vidoule Residential District in Prague 5.
